Calgary East Village Condo Owners Given Short Notice to Vacate Parking Stalls for Construction

Residents of Verve Condominiums in Calgary’s East Village are expressing frustration after being instructed to temporarily vacate their titled underground parking stalls with less than two weeks’ notice to accommodate a nearby construction project.

More than one hundred condominium owners are expected to relocate their vehicles while structural work is carried out to protect the building’s underground parkade during the construction of an adjacent development. Residents say the short timeline has left many scrambling to find alternative parking in one of Calgary’s busiest downtown neighbourhoods.

According to residents, the project involves reshoring work designed to reinforce and maintain the structural integrity of Verve’s underground parking garage while excavation and construction take place next door.

Several owners said they were caught off guard because they had received no prior indication that such a project was approaching. They explained that the initial notice informed them they would need to vacate their assigned parking stalls within days, creating significant challenges for residents who rely on secure underground parking.

Following concerns raised by owners, the deadline for moving vehicles was extended several times and the number of affected parking stalls was reduced from the original plan. Despite those adjustments, more than 100 residents are still expected to temporarily lose access to their titled parking spaces for approximately four months.

Residents argue that underground parking is especially important in the East Village because of security concerns and the limited availability of convenient alternative parking. They say finding long term parking during Calgary’s busy summer season has proven difficult, particularly during the Calgary Stampede when demand for parking spaces increases significantly.

To help offset the inconvenience, affected owners were initially offered monthly financial compensation along with a one time gift card. After residents challenged the proposal, the monthly compensation was increased for the expected duration of the construction project.

Many owners, however, believe the financial assistance does not fully address the difficulties caused by the short notice or the inconvenience of relocating their vehicles for several months.

In response to the situation, more than 80 affected residents created a communication group to coordinate their concerns and seek additional information about the construction schedule, project timelines and future access to their parking stalls.

Residents say they have requested greater communication from the condominium management company, explaining that they want clearer answers regarding the project’s scope, expected completion date and the reasons they were not informed earlier. Some owners have expressed disappointment that most updates have been provided through general emails rather than direct discussions with affected residents.

The Board of the Verve Condominium Corporation acknowledged that the situation has created inconvenience for residents and stated that it has been working with legal advisers to reduce the impact wherever possible. The board also said it negotiated compensation for affected owners while balancing the requirements of the construction project.

Meanwhile, residents successfully gathered enough support under the condominium bylaws to request a special meeting with management and the condominium board. The meeting is expected to provide owners with an opportunity to raise questions directly, discuss project timelines and seek further clarification about the temporary loss of their parking stalls.

Despite the ongoing concerns and discussions, residents have been advised that the affected parking stalls must be vacated by the scheduled deadline. Owners who fail to move their vehicles could face legal action under the condominium’s governing rules.

The dispute has highlighted broader concerns about communication between condominium management and residents during major construction projects. Many owners say they support necessary structural work to ensure the long term safety of the building but believe that significantly more advance notice and direct consultation would have reduced the disruption.

As construction preparations continue, affected residents remain hopeful that the upcoming meeting will improve communication, provide greater transparency and address outstanding concerns while work proceeds on the neighbouring development.
